What the March 2026 Data Shows About the Austin Housing Market

kristie bryant May 1, 2026

The March 2026 numbers for the Austin real estate market are in. On the sales side, the median home price increased by $10,000 from last month. This is good for sellers. Earlier this year, January, February, and even the beginning of March were very busy, and then things slowed down a bit. This slowdown has been tied to global uncertainty and changes in interest rates, which are currently around 6.3%. Even with that shift, there is still activity in the market. Homes are still being shown, and buyers are still active. Inventory is currently at 5.4 months, which is down from just over 6 months last month. The average days on market also decreased from 82 days to 67 days, meaning homes are selling faster than they were previously. The average close-to-list price is 93.8%. This means that, on average, homes are selling below their list price. Many homes are still coming on the market overpriced and then selling for less than list. On the leasing side, the median lease price decreased by about $100 from last month, which is unusual for this time of year. There are currently 2.3 months of inventory for leases. We are seeing multiple application situations, often with four to six applicants per property. In some cases, applicants are offering over asking. The average days on market for leases is 66 days, and the average close-to-list price is 96%, meaning most properties are renting close to list price unless there is competition. We are also seeing that some buyers who are choosing to wait are leasing instead, which is contributing to continued demand in the rental market. We are here for you whether you are looking to buy, sell, lease, or invest.
