The Brutal Truth: Why Your Austin Home Isn't Selling (And How to Fix It!)

kristie bryant April 1, 2026

Why isn’t your home selling in Austin, Texas? Let’s talk about that. I’m Kristie Bryant, team leader of the Best of Austin Living team. We sell real estate across Austin, specializing in Southwest Austin and Circle C. I also do a lot of business in the Travis Heights and Bouldin areas (78704). If you are trying to sell your house in Austin and it’s just sitting on the market, why is that? Most likely, it is overpriced. I can guarantee you that the right price overcomes almost any buyer objection. Whether a house lacks a covered porch or needs updated fixtures, price is the ultimate deciding factor. If your home isn't selling, it is probably priced incorrectly for the current market. Buyers are still buying, but the Austin market has shifted. Last year was an incredibly tough year for a lot of realtors in Texas, especially here in Austin. I’m thankful our business remained strong, but it was undoubtedly a challenging market. So, your house is sitting on the market. Maybe it’s been listed for longer than 90 days, which is currently the average time it takes to go under contract in Austin. You are either not getting showings, or you are getting showings but no offers. First: Did you prep your house for sale? Is it truly move-in ready? I don't mean 'move-in ready' where a buyer walks in and thinks, 'That lime green wall is not going to work for me.' Has the home been freshly painted and neutralized? Second: Is it staged? Staging makes a massive difference, and it means more than just using your everyday furniture. It means having a professional stager come in. Whether you’ve moved out and the home is completely furnished by professionals, or a stager has evaluated your current furniture and advised you to pack half of it away while perfectly positioning the rest—staging is crucial. The average buyer cannot walk in and easily visualize where their own belongings would go. You want to create an environment that calms their nervous system. They need to walk in, feel completely at ease, and be able to visualize themselves living in your home. To recap: accurate pricing is absolutely the number one factor, and ensuring the home is staged and move-in ready is number two. If your house is sitting, you need to work with your realtor to figure out a new strategy. If you want to talk through your specific situation, send me a DM! I’m always happy to help. Here's hoping you get your house sold today
