Is the Austin Real Estate Market Heating Up? January 2026 Data Explained

kristie bryant February 20, 2026

The Austin real estate market has picked up noticeably over the last few weeks. Even though it’s February, it already feels like spring in Austin. We had a brief cold snap, but nothing major, and combined with interest rates dropping to 6.06% (the second lowest we’ve seen since September 2024), activity has increased across the city. Our team is busy, and the energy feels very different from this time last year. Here’s what the January Austin Board of Realtors data tells us. The median home price in the City of Austin is $522,250. That’s down 5% year over year. In December, the median was around $550,000, so we saw roughly a $30,000 shift in just one month. There is still downward pressure on pricing. Inventory sits at about four months. While six months is considered a balanced market, four months would normally feel like a seller’s market. In reality, this still feels like a buyer’s market because buyers have options. A lot of them. Homes are closing at an average of 90.8% of current list price. That means many properties are selling close to 10% below list price, and that doesn’t include prior reductions. We’re seeing this firsthand in negotiations. If you’re a buyer, there is opportunity. If you’re a seller, pricing strategy is critical. Average days on market is 82 days, down from 106 days reported in December data from Redfin in the American Statesman last week. That’s a significant shift in a short period of time. Homes are moving faster than they were a couple of months ago, but 82 days is still a long time. Often it comes down to starting price and competition, not the condition of the property. Now let’s talk leases. The median rent in Austin is $2,100, which is more affordable than a couple of years ago. Lease inventory is also around four months. Leases are closing at approximately 95.4% of list price, meaning tenants are often negotiating about 5% off. There were 8,852 new leases — a 24.4% increase year over year. That’s a major jump in rental inventory, which creates more competition and more leverage for tenants. Average days on market for leases is 64 days, slightly up from last year. However, when pricing is realistic and strategic, we’re seeing lease listings move much faster, often within two weeks to a month. The bottom line: the Austin real estate market in early 2026 is active but price-sensitive. We are not in a crash. We are in a negotiation-driven market. Interest rates have improved. Buyers have leverage. Sellers must price strategically. Renters have more options. If you’re thinking about buying, selling, leasing, or investing anywhere in Austin — including South Austin, 78704, Circle C, Meridian, or Southwest Austin — understanding the data gives you an edge.
