Austin Housing Market Snapshot: What Happened in November 2025

kristie bryant January 26, 2026

As we head toward the end of the year, the latest numbers from the Austin Board of Realtors give us a clearer picture of where the market stood in November 2025. Overall, the Austin housing market continues to stabilize. Prices have adjusted from previous highs, inventory remains elevated compared to recent years, and buyers still have room to negotiate. The median home price in the City of Austin for November 2025 was $565,000. That’s slightly higher than October’s median price of $552,500, but still down about 1.5% compared to November of last year. While the monthly increase may look like prices are climbing again, the reality is a little more nuanced. Much of the price growth we’re seeing is coming from new construction on the higher end of the market, which can push the overall median upward even while many existing homes are holding steady or adjusting slightly. Inventory is another interesting metric right now. In November, Austin had about 4.9 months of inventory, compared to 5.6 months last month. Historically, about six months of inventory is considered a balanced market. Technically, this number would lean toward a seller’s market. However, that’s not necessarily how it feels on the ground in Austin today. Buyers currently have a large number of homes to choose from, which means sellers are still facing strong competition. Because of that, pricing strategy is more important than ever. Homes that are priced correctly, staged well, and move-in ready are still selling relatively quickly. But homes that are overpriced are often sitting on the market longer. Right now, the average days on market in Austin is about 70 days, slightly lower than the 72 days we saw last month. A common question buyers ask when touring homes is whether something is wrong with a property if it has been on the market for a while. In many cases, the answer is no. With so many homes available, it’s common for properties to sit longer while buyers compare options. For sellers, preparation can make a significant difference. Completing a pre-inspection before listing can help identify potential issues early and give buyers additional confidence when making an offer. Staging can also help buyers better visualize how a home’s spaces can be used. Now let’s take a quick look at the rental market. The median rent in Austin is currently around $2,300, which is slightly lower than last month’s median rent of $2,350. At the same time, rental inventory has increased to about three months of supply, which means the market is becoming more favorable for tenants. Because of this, renters often have more negotiating power, especially if a property has been on the market for a while. We’re also seeing many people relocating to Austin choose to rent first before buying. That can be a great way to get familiar with different neighborhoods before committing to a purchase. At the same time, it’s worth noting that this is one of the most buyer-friendly markets Austin has seen in several years, with more inventory and more negotiating room than buyers had during the pandemic housing boom. The bottom line: the Austin real estate market in November 2025 continues to stabilize. Buyers have options, sellers need to price strategically, and renters currently have more choices as well. Understanding the data can make a big difference if you're thinking about buying, selling, leasing, or investing in Austin.
